RE: REVIEW OF THE BUILDCAM ON ERF XXX SIMBITHI – HOUSE XXXXXX:
This tool has been invaluable for my client and myself during the build process on this project.
From my side, I have been able to monitor site activity and progress on a daily basis without having to leave my desk (other than the regular weekly site meetings). It also has been a fantastic tool to be able to assess the validity of delays and delay claims. The library of recordings has been useful in double checking back to site visits by professionals, and to large scale site operations such as concrete pours etc. It is also a monitor of activity and personnel on site.
An added bonus has been a perceived slight increase in productivity on site. It is noticeable that the workers are aware of the camera, and that they take their breaks only at the allocated times. There has been little lazing around on site because of the feeling that they could be monitored. Although it is difficult to put this down as a figure as this would be factually unsubstantiated; there is a definite perception of a little more dedication to the work at hand.
Just a 2 or 3% increase in productivity, and / or a detection or two of an incorrect item or finish via the buildcam, would more than pay for its cost over the build.
There is also the option of upping the number of cams to 2 or 3, thereby monitoring the process from multiple viewpoints. I intend to trial this in the next month on the site.
The Contactor has also derived benefit from this installation due to similar point to the ones already mentioned above. He has voiced interest in including buildcams on future sites.
From my client’s side, he has grown to appreciate the buildcam more and more as the project has progressed. He resides in Johannesburg and logs in on a daily basis to monitor progress of his house. He has sent a number of emails indicating the value of this to him. He has felt far more `included’ in the build process because of this, even though his position is remote from the site. He has also picked up a number of items in the finishing requiring changes or `tweaks’ along the way – which he would not have done so should he not have had this facility.
He has found this facility well worth it.
